Arrival and Departure times

We look forward to seeing you at any time from 4pm onwards on the day of your arrival. Please do not arrive any earlier as the cottages will be not be ready for you. Departure time is by 10am. 

Pets 

We welcome one well behaved pet per property. Please be aware that for other pets, we charge an extra £20 per pet.

Wifi

Free wifi is provided within all the properties but, as we are in a rural area, can be temperamental. We cannot guarantee its provision at all times but will endeavour to maintain it.

Electric Chargers

We are delighted to offer chargers for electric cars at Mill Hill and Peak Hall. They are 7kw chargers so work on an overnight charge, or better still during the day when they can be used in conjunction with our PV array, which can use our solar power units.

Bed Linen/Towels

All bed linen is included with the booking and this includes a bath sheet and hand towel per guest. If you are staying longer than a week, we will happily refresh all linen and towels and give the property a mid stay clean.

Houses and Gardens

Holkham Hall, home to the Earl of Leicester whose family has links to Tittleshall, the estate is a wonderful day out on the coast with parkland, beaches and the hall itself to explore. There is also a great children’s play area, cycle hire, gift shop, agricultural museum and restaurant. 16 miles
Houghton Hall, Sir Robert Walpole’s Palladian seat is a set in beautiful gardens with a walled garden, a lovely tea shop as well as a solider museum and a wonderfully impressive sculpture park. 10 miles
West Acre Gardens, is a plant lovers paradise with a nursery and a walled garden. 9 miles 
Sandringham Estate, much loved country estate of the British Royal family, with a tearoom, restaurant, gift shop and playground. 19 miles
Ken Hill, home to the BBC Springwatch team in 2022, this is a new venture  showcasing wildlife and diverse habitats as well as new techniques in regenerative farming, re-wilding and a study of how we perhaps should be looking after nature. 18 miles
Oxborough Hall, National Trust moated medieval manor house and home to the Bedingfield family for 500 years, it also boasts a lovely pub in this pretty Breckland village, the Bedingfield Arms. 17 miles
Blickling Estate, this National Trust property is a Jacobean mansion set in 4000 acres of woodland and park with a great pub next to the car park, the Bucks Arms. 20 miles

Beaches and local walks

Peddars Way, This ancient way starts in Suffolk at Knettishall Heath Country Park and follows the route of a Roman road for 49 miles to Holme-next-the-Sea on the north Norfolk coast, it skirts our farm at the midway point 
Nar Valley Way, following the River Nar, this 33 mile path starts at the source of the River Nar at Grenstein, on our neighbours farm, and meanders you all the way to Kings Lynn.
Burnham Overy Staithe to Holkham, starting at the Burnham Overy Staithe Car Park (tides dependent), head out on the sea wall path to the sea, turn east along the beach and follow the dunes towards Lady Anne’s Drive on Holkham beach.

Birding

Pensthorpe Wildlife Park is a 700 acre wetland area, founded by visionary conservationist Bill Makins, it is one of the most biodiverse nature reserves in England. 9 miles
Cley and Salthouse Marshes is a world renowned birding centre, with a visitor centre and cafe inland as well as acres of accessible reed beds and 6 hides. 21 miles
Snettisham, RSPB Reserve with spectacular experiences of wading birds taking flight en masse. 18 miles
Titchwell Marshes, one of the loveliest unspoilt beaches on the North Norfolk coast, blessed with diverse habitats that include reedbeds, saltmarsh and freshwater lagoons where avocets, bearded tits and marsh harriers nest. 18 miles

Childrens Actitivites

Extreme Adventure at Weasenham is a tree top climbing experience, offering quad bike trekking, army style assault course all set in beautiful woodlands. 3 miles
Pensthorpe Playground is an award winning inside and outside play area called Wildrootz. 9 miles 
Watatunga wildlife reserve offers a unique opportunity to experience a safari in Norfolk, it is  dedicated to the conservation of endangered deer, antelope and birds. 22 miles
Dinosaur Park, UK’s largest dinosaur themed adventure park, a whole day is required for budding palaeontologists. 15 miles
Thetford Go Ape is for the adrenaline seekers in the party with high rope adventure courses in the forest. 28 miles

Cycling

Cockle Bay Bike hire fat tyre electric bikes available for hire in Wells-Next-the-Sea, allowing you to whizz up and down those big Norfolk beaches
Open Sky Cycles offers gravel bikes to rent, giving you the best of on and off road touring, find them at Thornham Drove Orchards
Cycling in Norfolk is an absolute joy, quiet undulating roads with plenty of places to stop for  coffee and cake. One of our favourite cycles is following the River Nar to Castle Acre where there are the remains of castle and priory for you to explore. In the village of Castle Acre is the Ostrich Pub, the George and Dragon Pub, a great fish and chip shop and Wittles Tea shop who can make you up a picnic lunch. On your way back you can stop at the Litcham Deli in the village next to us for a little pick me up for the way home.


Small Events 

It is the hirer's responsibility to inform the owners of any event with more than 30 guests held at the barns. This should include the precise times, date and full details of the event including all third parties and equipment used, leased or employed by the hirers at the barns. All equipment must be removed by 9am on the day of departure and we cannot be held responsible for any items left on site after this time. Any catering or service vehicles should remain on hard standing/parking areas at all times. The hirer is required to leave the properties as found with all kitchen items or furniture placed back in their original positions. Bookings cannot be accepted by those under the age of 25 or from a party where the majority of members are under 25 years old (excluding families and supervised groups). We do not accept single sex parties and we require the names and addresses of those attending prior to booking. The hirer will be responsible for all persons including on the booking form and should be aware of the terms and conditions of the booking. Drones, fireworks, sky lanterns, confetti and balloons are not allowed as we live on a working farm, we would be grateful if you refrained from having any of these items being used outside. We would be grateful if you could remove all balloons before leaving the property and that any confetti should be biodegradable. Our ‘Small Event Fee' is the fee for holding an event at Tittleshall Barns and is £1000. Any missing or damaged items will be charged in full. A good housekeeping deposit of £1000 will be required and will be fully refunded providing the properties are left in good condition and no damage has occured.

Guest Numbers - we are insured for up to 30 people across all four properties. Any additional people can only be accommodated by prior approval. Please see our Small Events policy.

Good Housekeeping Deposit 

Our housekeepers and cleaners work exceptionally hard to ensure that you arrive to a clean and well equipped property. We would hope and expect that the properties are left in a good condition at the end of your stay with the bins emptied and dishes washed and put away. A deposit will be due to all parties booking all four properties simultaneously.


Respectful Neighbours

In coming to stay with us, you agree not to act in any way which may disturb the neighbouring properties. If we consider you to be acting in an anti-social manner or irresponsibly or have undertaken any illegal activity or caused damage, excess noise or disturbance, we are entitled to terminate your stay immediately without offering a refund.
